Despite its smaller size, this property had a lot of unique selling points. The ones we focused on were mostly the extra mudroom, hardwood floors, propane appliances and fireplace and new paint/deep cleaning throughout. The sellers had worked very hard on getting their home ready to hit the market, so the buyers would want to move in instantly and not feel overwhelmed by the amount of small things to repair: this is a high-selling feature.

2. Staging and Professional Photography
As mentioned above, our client was very enthusiastic about staging their property, and it turned out great. In this case, nobody was living in the property, so it was easier to keep it clean and organized, but it did require some furniture and curtains to create an inviting space. We always invest in professional photography to showcase homes in the best possible light. Potential buyers’ first glimpse of new listings is online, and if the pictures are not able to capture the mobile home’s appeal, they won’t be interested in booking a viewing.

Pricing plays a crucial role in driving interest and generating offers, particularly in a competitive market. We had a different price in mind, and after conducting a thorough market analysis, we decided to settle at $185,000. By pricing it competitively, we attracted a high amount of potential buyers and, even if we were a bit higher than most comparables, they could view the Dover Park mobile home’s unique features and recent upgrades to justify the asking price.
IMPORTANT TO NOTE: We chose to list higher because we knew that the property offered great features that were not found in comparable homes for sale in the area; however, I always recommend doing the opposite and listing a bit lower than the competition.
4. Perfect Timing
Seasons (aka Spring market, Fall market) play a huge role in the sale of a property. While having less competition in the winter, spring is usually a better time to sell at top dollar. Most buyers prefer to view homes when they can see the lot and roof as the snow is melting, and move in the warmer months as well, which means there are many (also very serious) buyers on the lookout for their new home. We did not delay on this one as we wanted to be one of the first mobile homes to be for sale in Dover Park for the spring market.

Another great point not to forget is the sign, which may sound silly, but not everybody opts for it. A for-sale sign was installed on the property so the neighbours and people passing by would know that the property was available for sale. This not only drives a high amount of potential buyers to the property, but it also helps buyers and their REALTOR® to find the property easily. Trust me on this: Most buyers will look for a sign before they look at the house number.
6. Responsive and Engaging Communication
Throughout the selling process, we prioritized responsive and engaging communication with interested buyers and their agents. Promptly addressing inquiries, providing detailed information about the property, and scheduling viewings at their convenience helped build trust and confidence in our listing. A lockbox was installed on the property, making it easily accessible.
7. Negotiation Expertise
When it came to negotiating offers, we leveraged our expertise and market knowledge to achieve the best possible outcome for our clients. We spent 2 days negotiating before agreeing and we successfully negotiated a final sale price of $180,000 with some inclusions, meeting the expectations of our clients and surpassing the mobile home competition in Dover Park.
