Despite its smaller size, this property had a lot of unique selling points. The ones we focused on were mostly the extra mudroom, hardwood floors, propane appliances and fireplace and new paint/deep cleaning throughout. The sellers had worked very hard on getting their home ready to hit the market so the buyers would want to move in instantly and not feel overwhelmed by the amount of small things to repair: this is a high-selling feature.

Our clients were very enthusiastic about staging their property, and it turned out great. In this case, nobody was living in the property so it was easier to keep it clean and organized, but it did require some furniture and curtains to create an inviting space. We always invest in professional photography to showcase homes in the best possible light. Potential buyer’s first glimpse of new listings is online and if the pictures are not able to capture the home’s appeal, they won’t be interested in booking a viewing.

4. Perfect Timing
Seasons play a huge role in the sale of a property. While having less competition in the winter, spring is usually a better time to sell at top dollar. Most buyers prefer to view homes when they can see the lot and roof as the snow is melting, and move in the warmer months as well; which means there are most (also very serious) buyers on the lookout for their new home. We did not delay on this one as we wanted to be one of the first homes to be for sale in the park for the 2024 spring market.
5. Targeted Marketing
To maximize exposure and reach potential buyers, we market the property on many different platforms as well as the Multiple Listing System® (MLS®). Another great point not to forget is the sign. A for sale sign was installed on the property so the neighbours and people passing by would know that the property was available for sale. This not only drives a high amount of potential buyers to the property, but it also helps buyers and their REALTOR® to find the property easily. Trust me on this: Most buyers will look for a sign before they look at the house number.
6. Responsive and Engaging Communication
Throughout the selling process, we prioritized responsive and engaging communication with interested buyers and their agents. Promptly addressing inquiries, providing detailed information about the property, and scheduling viewings at their convenience helped build trust and confidence in our listing. A lockbox was installed on the property, making it easily accessible.
7. Negotiation Expertise
When it came to negotiating offers, we leveraged our expertise and market knowledge to achieve the best possible outcome for our clients. We spent 2 days negotiating before agreeing and we successfully negotiated a final sale price of $180,000 with some inclusions, meeting the expectations of our clients and surpassing the competition.
